Ty-Ffynnon is a four bedroom holiday cottage with hot tub near Conwy. Just a few miles from Conwy town itself, in a fantastic area with the backdrop of the Eryri (Snowdonia) mountains. A great place for a family holiday or getaway with friends in North Wales.

A detached house, the ground floor is open and spacious where you'll find two sitting rooms and a large kitchen diner. The first sitting room can be accessed directly from the kitchen through french doors, making it light and sociable. This is where those who want to watch a film will migrate - it's a great addition if you have kids in the mix! The second sitting room next door also with a tv is slightly smaller with more of a snug feel about it. It's a great place to retire to for the evening with a glass of wine and a book or carry on chatting after dinner

The kitchen diner runs along the length of the house making it a large room with plenty of storage and all the amenities you will need and want while staying. Modern white units and a tiled floor, it looks sleek and clean. A modern style dresser and a traditional wooden farmhouse table and chairs adds character to the room. It's a great place to get together for breakfast and dinner, enjoying the food you've whipped up while you relax on holiday.

One of the bathrooms is also situated down on the ground floor with a walk in shower, WC and washbasin.

There are four bedrooms on the first floor. All the bedrooms are a good size and all are light and airy. Carpeted throughout, there are two doubles and two twins. Needless to say there are great views from all windows. The furniture and soft furnishings have all been chosen to create calm and peaceful spaces - along with the fresh air, a good night's sleep will certainly be on the cards. The second bathroom with a bath, WC and washbasin is also located on this floor.

As Ty Ffynnon is one of several charming properties on the site, we kindly ask guests to keep noise to a minimum after 10pm - especially if enjoying the hot tub under the stars.

The cottage itself is set in the grounds of Sblash Aqua Park (Sblash Aqua Park) promising laughter, excitement, and a fun-filled experience for all. Suitable for children aged 6 and above, this brand new aqua park includes a wide range of inflatable obstacles which provide a variety of challenges for all levels of fitness and confidence; balance, climb, slide, jump and ‘sblash’ your way through this wet and wild assault course. Set in a spring fed lake, nestled amidst scenic Welsh countryside, Sblash is a great all-weather activity. Open May to October, booking essential. One of three detached cottages located on the estate, offering a stunning location with the added benefit of being close to the A55 which gives you great access to everything North Wales has to offer.

The cottage itself comes with its own private patio with bbq and a hot tub - the views from the hot tub allow you to see the Menai Straits and The Great Orme - a truly unique and magical experience. There is lots of room outside to be enjoyed with beautiful manicured lawns where the grass all around is lush and green.

In terms of the activities in the surrounding area, you'll be hard pushed to fit them all in!

Conwy is a 10 minute drive and where you'll find the castle and a beautiful old market town. The smallest house in the UK is also located here. Slightly further along the A5 will bring you to Llandudno where you'll find the Great Orme, the Pier, the cable car and of course a fantastic Victorian seaside town with all the trappings a seaside town should have - lots of colour and ice cream!

20 minutes along the A5 towards the west will bring you to Bangor where you have access to Anglesey which is a great place to explore, especially Newborough Forest. Just outside Bangor is where you will find Zip World which is on many peoples bucket lists.

Heading into the mountains, you are only 15 minutes from Betws Y Coed which is home to the Swallow Falls. The town itself is a lovely place to go and spend the day with lots to see and do along with great outdoor clothing and gift shops and plenty of cafes and restaurants.

From the east, after exiting the Penmaenbach Tunnel exit the A55 at Puffin roundabout onto Conway Road direction Penmaenmawr for 1 mile. As you enter the town centre turn left at crossroads onto Fernbrook Road direction Graiglwyd Fishery (look for brown fishing sign).

Follow the road round to the left for 200m before taking the second right turn direction fishery. Continue up the hill for 200m before turning right at the T junction. Continue for 100m before taking 1st left direction fishery. The drive to Ty-Fynnon is the second driveway on your left.
